Price around the results

Revenue growth outpaced costs in Q2FY27

On a consolidated basis, revenue increased +3.35% year on year while expenses declined -1.34%, lifting operating margin by 1.83 percentage points. The sequential picture was stronger: revenue grew +7.24% against expense growth of +2.10%, widening operating margin by 1.94 percentage points. Operating profit therefore rose +6.51% year on year and +10.72% quarter on quarter.

Lower taxes supported profit growth despite higher interest

Profit before tax rose +7.13% year on year, but net profit grew faster at +11.17% as the tax rate fell 2.80 percentage points to 22.73%. Interest costs increased +12.20% year on year and +9.93% sequentially, limiting the conversion of operating profit into pre-tax profit. Other income contributed 7.10% of pre-tax profit, so it was a modest part of the profit mix rather than the main driver.

Operating margin recovered after the Q3FY26 dip

The margin moved from 58.53% in Q3FY26 to 60.79% in Q4FY26, slipped to 59.68% in Q1FY27, and then reached 61.62% in Q2FY27. This is a recovery from the recent dip, not a continuous quarter-by-quarter rise. Phoenix Mills’ margin was 48.67 percentage points above the 12.95% median for the 128 Consumer Discretionary peers that had reported.

Management points to existing assets and lease renewals

Management said its 2030 growth roadmap is based on assets, land parcels and development rights already under its control. The company told analysts that 72% of operational retail GLA has leases expiring between FY26 and FY30, which it said could support higher re-leasing spreads and growth without new capex. Management also said Phoenix MarketCity Bangalore is planned to expand from approximately 1 msft to more than 4 msft, including a 0.17 msft retail expansion targeted for completion in 2027; the St. Regis Mumbai reported 80% occupancy in Q2FY27.
